Community Manager We are seeking an experienced Community Manager to join our team in Auburn, AL. Job Summary: National Property Management Company seeks an experienced, professional, full-time Community Manager to join our growing team. The Community Manager will be responsible for the day-to-day operations and management of a community near Auburn University. The ideal candidate will be a great team player with good judgment and strong analytical and organizational skills. The candidate must possess the ability to work in both a team environment and independently and demonstrate exceptional customer service skills. A working knowledge of current social and print media strategies and programs are a MUST. Experience using MS Office Outlook, Excel, Word, are a MUST as well as experience with common Property Management software packages. Job Responsibilities: Execute marketing and advertising campaigns for leasing and coordinate leasing events such as open houses, tours, and resident promotional activities. Answer the telephone, set appointments and lead tours of the property for prospective residents while maintaining a positive attitude and providing an exemplary level of customer service. Create a positive, welcoming and supportive environment for residents, visitors, and community associates. Maintain accurate and consistent placement of the marketing/advertising platform which includes all forms of social and print media. Maintain operational and financial data through our property management software. These duties include, but are not limited to: Process rental payments and other bank deposits Create/Modify accuracy of new resident and unit account information Post pertinent information/documentation to resident accounts Process/Post maintenance and repair service orders Review/Analyze critical reports such as: Receivables, Vacancy, Move-in/Move-Out, Rent Roll Coordinate with Regional Manager and Maintenance/Repair/Refurb staff regarding service requests, move-ins/move-outs, unit refurb status and lease-up requirements. Participate in the preparation of the annual operating budget, and works with Regional Manager to maintain budgetary guidelines. Maintain a working knowledge of local competitions' pricing, concessions, occupancies and marketing initiatives. Remain current on and compliant with policies and laws affecting the marketing and leasing of the property, including the Company's leasing agreement, Landlord Tenant code, Fair Housing laws, and other applicable laws. Maintain resident/visitor compliance with all rules and regulations that govern the community as set forth by the corporate office. File court documents for eviction and attend scheduled court hearings as Landlord's representative. Screen, review, and approve all applications for compliance with corporate specifications. Develop and utilize sound rent collection procedures, including following up on delinquent accounts in an effort to achieve a 0% delinquency rate. Inspect mobile homes for move-in condition (pre-inspection) and turnover status. Direct administrative and maintenance associates in quarterly unit inspections and annual recertification of residents. Submits any and all reports on a timely basis. Conduct ADHOC projects/reports as directed by the Regional Manager. Requirements Education and Experience: High School Diploma 2+ years' experience as a Property Manager in the apartment or mobile home industry is a MUST Skills and Abilities: Previous mobile home experience STRONGLY PREFERRED Strong skills in marketing/leasing initiatives and strategies is a MUST Exhibit competent organizational, analytical, and problem-solving skills Ability to multi-task, deliver on a deadline and handle the pressures of fast-paced industry Must be able to communicate well with residents and employees Develop and maintain tenant relations with emphasis on retention and exemplary customer service Ability to effectively implement the goals and objectives of the company.
